A younger housing stock
Much of Leland was built out over the last couple of decades, so the typical roof is a single layer of architectural shingle on truss framing with decent factory ventilation. The earliest of those roofs are now old enough that homeowners are starting to ask whether a repair or a full replacement makes more sense.
Subdivisions off the main corridors toward the river tend to have moderate pitches and simpler rooflines than the older neighborhoods closer to downtown Wilmington, which usually keeps repair costs lower when something does go wrong.
Less salt, but wind still matters
Leland sits far enough from the immediate coastline that salt corrosion is less of a factor than it is at the beach towns, so standard galvanized fasteners hold up fine here. Wind from a tropical system moving inland still carries plenty of force this far from the water, though, so six nail patterns and a properly installed ridge cap remain standard on every job regardless of distance from the ocean.
Trees and drainage
A lot of Leland lots back onto wooded areas, and limb strikes during storms are a more common call here than at the beach towns. Gutters clogged with pine needles and leaves are also a frequent cause of overflow during the heavy summer thunderstorms that build up over the river most afternoons.
Growth near the river crossings
New construction continues along the corridors leading toward the Cape Fear River bridges, and a lot of that building activity means fresh roofs going up alongside older homes that are due for their first major service. That mix means inspections here range from checking factory installation quality on a newer roof to planning a full replacement on something built decades ago.
Homeowners moving to Leland from further inland sometimes underestimate how much a tropical storm moving up from the coast can still affect a town this distance from the beach. Wind speeds drop somewhat by the time a system reaches Leland, but rarely enough to skip the same wind rated materials used closer to the water.
